Pre-Construction- One of the more risky options is to invest in what is referred to as pre-construction. What this means is that you are putting your money into property options before construction begins. When an area is short on housing, this type of investment can net you big profits as the price often rises in relation to the demand. Many times you will be able to sell your options before construction is complete and any real money comes out of your pocket.

Rental Properties- It is almost a given that any property purchased will rise in value over a period of time. Sometimes holding on to that property until such gains are made can be financially difficult. Often investors will rent said properties so that the tenant helps to cover the cost of the loan. Though this type of investment property may seem to have less of a risk, there is always the chance that the tenants will not pay their rent on time or at all or perhaps cause damage to the property.

Lease Options- This type of investment is to allow renters to work towards owning their own home. Often the tenant has experienced financial trouble in the past and needs to rebuild their credit and cannot finance a residence with a traditional home loan. If an investor is willing to take the risk on a prospective buyer with less than stellar credit the profit can be well worth it.

House Flipping- There can be large profits in this method of investment. It entails purchasing a piece of property that is not in the best condition and remodeling it in order to raise its value. This technique has gained popularity due to the number of television programs that showcase this process. It should be noted that television makes it look much easier than it really is so be sure you keep your expectations in check. This technique can be quite risky, but the gain can be well worth it.

Buy and Hold- As we mentioned earlier, real estate investments typically increase in value depending upon the state of the market. Even if a property is in total disrepair, if it is held on to long enough the investor can be sure to make a profit. The longer the property is held, the better the chance stands for it to increase in value. If one has the capitol in order to purchase lots or a residence, a handsome profit can be gained.
